Located in Bakersfield, CA, our clients tasked us with designing a versatile mixed-use building featuring commercial spaces, artist lofts of various sizes, and exterior garden areas. Additionally, the design needed to be adaptable for multiple sites and configurations based on market conditions in different cities where they own properties.

Our innovative solution was a simple and pragmatic hybrid concept combining an on-site constructed steel base with prefabricated artist lofts. These prefab units, built off-site and transported to the location, significantly reduce the need for skilled labor and materials on-site, thereby drastically cutting down construction time.

The design utilizes introductory modules fabricated off-site while a structural platform is constructed on-site. These modules can be arranged in various ways to create multiple building types and accommodate diverse programmatic functions. In this particular example, we have designed private loft housing units above, commercial spaces at street level, and a shared open park on the roof.
